Terms and Conditions

Reservations: Provisional reservations can be made by either post, e-mail or telephone, however, your reservation will remain unconfirmed until we receive acknowledgment that you have read and accepted our terms and conditions of hire and paid a deposit. 7 days is allowed, after which the reservation is released.

Deposit: A non-refundable deposit of £30.00 per person is required for each apartment. As soon as we receive your deposit, confirmation will be sent to you.

Payment of Balance: The balance is due 4 weeks prior to your arrival date. This should be sent without waiting for any reminder from us and if we do not receive the balance by the correct date the reservation will be deemed to be cancelled and an invoice will be issued in accordance with our cancellation terms, together with a charge for administration costs, and the apartment will be re-let if possible.

Cancellation: Once you have made your reservation the following cancellation timescale will be adopted:- Cancellation 15 weeks to 11 weeks prior to your arrival, 50% of the full value of your reservation will be charged. 10 Weeks to five weeks prior to arrival 90% of the full value of your reservation will be charged. Thereafter the charge will be 100% of accommodation charges. We strongly recommend holiday insurance is taken out.

Arrival: Check in time is 2.00 p.m., but guests are welcome to arrive at Kirkstone Foot at any time throughout the day, however, we cannot guarantee that your apartment will be serviced and available prior to 4.00 p.m. If arriving after 4.00 p.m. it is your responsibility to contact us to make arrangements for entry to your accommodation.

Departure: Departure is required by 10.00 a.m. on the last day of your holiday. Any accounts for extra services should be settled prior to departure. NB Please ensure that your apartment has been left tidy and the washing up of all items, including the oven and hob has been completed and put away and that all refuse has been placed in the bins provided which are adjacent to the office. Any excess cleaning of your apartment will be charged to your account.

Faults and Complaints: Any faults must be reported, or complaints made to us, so that any action required can be taken. Complaints will not be accepted after departure. In the event of any major failure to any of the equipment or utilities this will be dealt with as speedily as possible. The Management cannot be held responsible for any inconvenience caused, particularly when replacement parts are required. All equipment is maintained on a regular basis by reputable companies.

Breakages, Damage & Inventory: An inventory is provided in all our apartments. This should be checked upon commencement of your holiday and any shortages should be notified immediately. Any breakages should be reported and paid for prior to departure. Damage to the apartment will also be charged for.

Occupancy: The number of persons making use of your holiday accommodation must not exceed the number you have originally booked and paid for. Extra people are not allowed to be accommodated without prior notice. Where extra occupants are found, without prior notice, the accommodation will be deemed to be cancelled and you will be asked to vacate the property immediately.

Noise: The holding of parties, singing and playing loud music, especially after 10.00 p.m. should be avoided in order that other residents are not disturbed or inconvenienced.

Pets: Where pets are in residence we ask that great care is taken with the soft furnishings in the apartments and that your pets are not allowed to foul the grounds (this causes offence) and it is your responsibility to clean up after them. Under no circumstances must pets be left with free run of the grounds or of any public areas of the self-catering complex. Pets must not be left unattended in the apartments. We regret that cats cannot be accommodated.

Liability: No liability is accepted for any loss, damage, sickness or injury howsoever caused, which may be sustained during your holiday to you or any member of your party. This applies to your car and its contents and any of your possessions or any of your party’s. Valuables may be deposited at reception for safekeeping. Under no circumstances will we accept liability for consequential or economic loss, or loss of profit.

Reservations: We reserve the right to transfer guests to alternative apartments of the same standard.

Description in Brochure: Whilst we make every effort to make sure that the descriptions in the brochure are correct, we reserve the right to make changes as deemed necessary without notification. Facilities may be withdrawn without notice.

Bicycles : Under no circumstances are bicycles to be kept in the apartment. We have a Bicycle storage facility which is located next to the office.
